Commercial Ice Management, Salting and Deicing

Ice management is how a commercial site gets ahead of ice on its pavement and walkways: brine pre-treatment before a storm, then salting and deicing matched to your surfaces and traffic. Coastal Corp runs ice management for commercial properties across Rhode Island and Southeastern Massachusetts. It's for property and facilities managers who carry the slip-and-fall exposure on their sites.

What's included

Prevention first, then treatment

Programs are matched to your surfaces and traffic, and what gets treated, and when, is written into your snow plan before winter. It matters most where foot traffic is heaviest: retail and plazas, medical and assisted living, multifamily and HOA properties and office parks.

  • Brine pre-treatment

Applied ahead of the storm to help keep snow and ice from bonding to the pavement.

  • Salting

Lots, drive lanes and access roads treated for the surface and the traffic it carries.

  • Deicing

Entries, ramps and walkways, the high-liability zones where people walk.

  • Documented, every event

Service records with independent weather verification for every event.

How we run it

Crews and material staged before the storm

Prevention is a timing problem. We track every system and stage crews and material ahead of the event, so pre-treatment goes down before the storm and salting and deicing follow on your trigger.

Ice management runs inside the same 24/7 storm operations as the rest of the site, on equipment we own: 25+ machines, including 15+ plow trucks. We staff for the storm instead of moonlighting through it. On entries, ramps and walkways, where a truck can't reach, our sidewalk crews handle the deicing.

Storm monitoring and dispatch tie it together. We monitor every system, set your trigger and service level in advance, and dispatch on schedule. The machine keeps producing at 3 AM, when traction decides whether your lot opens.

How it fits the contract

The service records that back the owner up

Slip-and-fall exposure is why ice management needs a paper trail. Every event is documented with service records and independent weather verification, so you have a clear summary of what was done and when. It's the paper trail that defends you against slip-and-fall claims.

Triggers and service levels for pre-treatment, salting and deicing are set in advance in your snow plan and contract, after we walk the property and map its surfaces and priorities. Season operations follow the plan: equipment rolls on your trigger, pre-treating and clearing on schedule.

The paperwork comes with it: correct certificates of insurance and additional-insured endorsements. Coastal Corp is insured through Liberty Mutual, is a SIMA member, and is registered in Rhode Island as GC-10237.

Questions

What property managers ask

Do you pre-treat before a storm?

Yes. Brine pre-treatment is part of our ice management work, along with salting and deicing. We stage crews and material ahead of the event so treatment starts on your trigger.

What records do we get after an event?

Documented service records with independent weather verification: a clear summary of what was done and when.

Can you name us as additional insured?

Yes. We provide certificates of insurance and additional-insured endorsements. Coastal Corp is insured through Liberty Mutual.

Is ice management on the same contract as plowing?

It can be. Ice management sits in the same scope as plowing, sidewalk crews, and hauling and relocation: one contract, the whole site.
